2026 Q2 Market Report - Star Valley
While neighboring Jackson Hole and Teton Valley, Idaho, are struggling to keep pace with their respective real estate activity from 2025, Lincoln County has broken rank halfway through 2026. The Star Valley real estate market surged compared to the first six months of 2025, posting 39.5 percent more transactions than Q2 last year. The complementing dollar volume for Star Valley in 2026 is also up nearly 40 percent compared to Q2 2025.
The rising tide appears to have raised all boats. The primary regions of Alpine, Thayne and Afton all saw significant gains over the first six months of last year. While Thayne saw the greatest concentration of Lincoln County’s closings (or 95 transactions of the total 219 Star Valley transactions), Alpine’s $48.8M in sales represented 44.4 percent of the 2026 Q2 valley-wide dollar volume total of $109.9M.
The 96 home sales across Lincoln County in the first six month of 2026 were a 41.2 percent increase in activity compared to 2025. One hundred sixteen vacant land sales, however, were a 50.6 percent increase from twelve months ago, and the $28.8M in complementing dollar volume nearly doubled the Q2 2025 tally (although four sales of more than $1M accounted for nearly $10M of this market segment’s total).
Inventory fell slightly year over year, dropping from 452 active listings in July, 2025 to 439 this year. The steady state listing count should enable the Star Valley real estate market to maintain its moment for the rest of 2026.
